The buying process:

  1. Register your details and property requirements to our mailing list. This will tell us what type of property you are looking for so that we can notify you as soon as one becomes available. Our Website is compatible with smart devices and very user friendly.
  2. Speak with a mortgage advisor or lender to obtain a 'Decision in Principal'. This will not only speed the process up, but will also indicate how much you may be able to borrow.
  3. Call us to arrange property viewings. We are open Monday to Friday 9am – 5pm. Or, if it’s easier, contact us and we’ll get back to you.
  4. Once you have found your dream home, get in touch with us to make a formal offer, to be passed to the Seller for consideration. Please note, all offers are ‘subject to contract’ and neither party is legally bound until solicitors have ‘exchanged’ contracts. We will need to confirm your ID to comply with money laundering regulations, and will also need to confirm that you have your deposit/funding in place.
  5. Once your offer is accepted instruct a solicitor, who will act on your behalf in the conveyancing (the legal process) of your purchase. They will liaise with both you and your lender, deal with the searches and title on your new home, prepare draft contracts and raise any legal queries.
  6. Arrange your mortgage application at this point, either with your advisor or mortgage company directly. They will discuss your options for obtaining a survey of the property.
  7. The final stage comes when solicitors are ready to arrange the exchange of contracts and set a completion date. This can be done simultaneously on the same day, or days/weeks after exchange.
