With over 25 years experience, our dedicated lettings team are on hand to help with every aspect of renting your property. We offer bespoke services from fully managed to tenant find only. As an ARLA PropertyMark protected Agent and members of the Property Ombudsman and SafeAgent Schemes, professionalism is key to our Lettings business.

Furthermore, we pride ourselves on our integrity, and receive no commission from contractors in connection with any works carried out to your property, meaning that there are no ‘hidden’ costs to surprise you and reduce your investment income. If you prefer to instruct your own contractors, just let us know and we’ll note it on our system. Also, there are no extra costs for inventories (for our fully managed properties), inspections, notices etc making our fees fair and uncomplicated. In addition, our Fees include for tenant referencing, limiting the impact of the Tenant Fee Ban on our landlords

Plus, we don’t keep you waiting for your rent, as we process rent payments to our Landlords 5 days a week, direct from our Client Account, which is covered by the PropertyMark Client Money Protection Scheme.

Advise on refurbishment requirements; Advise on non-resident tax status and HMRC (if relevant)
Agree rental value; erect board outside property in accordance with Town and Country Planning Act 1990 (where possible); Market the property and advertise on relevant portals and social media; carry out accompanied viewings (as appropriate).
Reference applicants ie ID checks, Right-to-Rent check, financial credit checks, obtaining references from current or previous employers/landlords (as appropriate)
Preparation & Signing of Tenancy Agreement; collect & remit initial months’ rent; provide tenants with method of payment; deduct any pre-tenancy invoices; advise all relevant utility providers of any changes.
Standard In-House inventory (with photographs). Landlord may provide own inventory for Tenant Find option at no cost. £96.00
Take deposit from tenant, register it with the Deposit Protection Service (and for Fully Managed, negotiate with landlord and tenant any disbursement of the security deposit at the end of the tenancy).
Arrange routine repairs and instruct contractors (if required). We do NOT take commission from contractors for work carried out.  
Undertake two routine visits per annum and notify the outcome to the landlord.  
Pursue non-payment of rent and provide advice on rent arrears actions; service of S.21 notices if required; legislation updates; rent reviews and service of S13 Notice if the tenancy if on a periodic basis.  
Rent collected and forwarded to landlords Daily (mon-fri); Free annual statement on request.

PRE-TENANCY FEES (ALL SERVICE LEVELS)
Arranging and facilitating statutory compliance (this is in addition to the costs of the item itself) if not provided on instruction or undertaken by the landlord:

Energy Performance Certificate (EPC), Gas Safety Certificate, Electrical Installation Condition Report, Portable Appliance Testing, Legionella Risk Assessment, installation of Smoke alarms and Carbon Monoxide detectors (where required) will all incur only the contractor’s cost to provide these items. There is no further charge levied by Willow Properties.

START OF TENANCY FEES
Landlord Withdrawal Fees (before move-in): £240.00 (inc. VAT) per tenancy. To cover the costs associated with the marketing, advertising and tenancy set-up should the landlord withdraw from the tenancy before it has started.

DURING TENANCY FEES
Landlord Withdrawal Fees (during tenancy): £360.00 (inc. VAT) per tenancy during the first 6 months of a tenancy, and £180.00 (inc. VAT) after the first 6 months of a tenancy, To cover the costs associated with advising the tenant on the change and the position of the security deposit, transferring the security deposit to the landlord or new agent, notifying all utility providers and local authority (where necessary) and returning all relevant documents held by the agent to the landlord. This does not apply to a Tenant-Find service.

END OF TENANCY FEES
Court Attendance Fees: £96.00 (inc. VAT) per hour.

OTHER FEES AND CHARGES
Vacant Property Management Fees: £42.00 (inc. VAT) per visit. To cover the costs associated with visiting the property to undertake visuals checks on the inside and outside at a frequency mutually agreed with the landlord.

Management Take-over Fees: £270.00 per tenancy. To cover the costs associated with taking over the management of an ongoing tenancy, ensuring all statutory compliance has been undertaken, receiving and protecting the security deposit and providing all necessary legal documentation to the tenant.
