As an ARLA PropertyMark protected Agent and members of the Property Ombudsman and SafeAgent Schemes, professionalism is key to our Lettings business.

Furthermore, we pride ourselves on our integrity, and receive no commission from contractors in connection with any works carried out to your property, meaning that there are no ‘hidden’ costs to surprise you and reduce your investment income. If you prefer to instruct your own contractors, just let us know and we’ll note it on our system. Also, there are no extra costs for inventories, inspections, notices etc making our fees fair and uncomplicated.

Plus, we don’t keep you waiting for your rent, as we process rent payments to our Landlords 5 days a week, direct from our Client Account, which is covered by a Client Money Protection Scheme.

  • Provide guidance on compliance with statutory provision and letting consents.

  • Prepare Tenancy Agreement and Inventory with photos, including any Guarantor Agreement
  • Provide tenant with method of payment
  • Register deposit with the Deposit Protection Service where appropriate
  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Undertake periodic & final inspection visits and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors, including renewal of Energy Performance Certificate, Gas Safety Certificate & Electrical Report
  • Discuss non-resident tax status and HMRC (if relevant)
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Take deposit from tenant, register it with the Deposit Protection Service, and negotiate with landlord and tenant any disbursement of the security deposit at the end of the tenancy
  • Prepare regular statements
  • Serve a Section 21 notice, if required
  • Process a claim with The Deposit Protection Service
  • Regular updates on new housing legislation

  • Prepare tenancy agreement. Landlord to provide own inventory/photos if required (we recommend that you prepare an inventory to support you in the event of a claim with the Deposit Protection Service at the end of the tenancy)

  • Provide tenant with method of rent payment to landlord
  • Deduct any pre-tenancy invoices
  • Arrange for Deposit to be submitted to Landlord's own Deposit Protection Scheme account.
